investment company incorporated in Luxembourg in April 2005.

is backed by a group of international institutional and strategic
investors and its management.

has a strong management team with a wealth of real estate
experience and geographic focus on Central and Southeastern
Europe.
Landmark’s
Strategy
Landmark’s
objective is to own a balanced portfolio of properties in
the real estate markets of selected countries of Central and
Southeastern Europe that offer the prospect of high returns
to investors. To
achieve this objective, Landmark is pursuing a twin-track
strategy:

The Investment Portfolio: Landmark is investing in income
generating commercial and retail properties characterised
as high quality buildings with good covenants, term length
rental income and high occupancy rates. Landmark intends to
hold these assets for about a five year period to benefit
from surplus income, rental growth and future capital appreciation.
Landmark may invest in these assets alongside other investors.

The Development Portfolio: Landmark is acquiring development
land for mixed-use or residential/leisure projects. Landmark
will add value by securing the required planning permits and
consents. Landmark will then mitigate the development risk
and recoup the majority of its original investment by entering
into joint venture arrangements with expert developers, retaining
project participation in key operational and strategic matters.
Once developed, the assets may be transferred to the investment
portfolio or disposed of.
Landmark
will also investigate interesting opportunities in other Central
and Southeastern European countries, Russia and the Ukraine
as they arise and will apply the same investment strategy
as above. Landmark can acquire properties directly or by investing
in the equity or securities of companies. In managing its
assets, Landmark will seek to hold its investments in special
purpose vehicles which will facilitate their ultimate disposal.
Landmark
will aim to enhance the value of its holdings through the
use of leverage and will seek to obtain non-recourse finance
and refinancing on attractive terms. Landmark will regularly
and critically review its portfolio to dispose of or otherwise
release capital from properties whose prospects for further
yield or capital appreciation have matured compared to new
investment opportunities at hand.
